When you purchase a real estate in Israel, you have to pay purchase tax.
The purchase tax of residential property for an Israeli resident is calculated according to tax brackets.
The law differs between Israeli residents who already own a residential property in Israel and Israeli residents who now purchase their first residential property, and the difference is huge.
For example, an Israeli resident who purchase his first apartment which costs 2.5 million shekels, will pay purchase tax of approximately 34 thousand shekels while an Israeli resident who already owns an apartment will pay purchase tax of 200 thousand shekels for the same apartment.
The purchase tax brackets change every year and therefore you better check this issue before you make any decision.
